Do I need a Stormwater Management Plan for a small development?
Usually yes — most SEQ councils trigger an SMP for any reconfiguration, MCU (material change of use), or operational works application. The level of detail scales with the development: a 2-lot reconfiguration needs far less than a 10-lot subdivision. We size the SMP to what your council assessor will actually look at, no padding.
What's OSD and when do I need it?
On-site Stormwater Detention slows your post-development runoff back down to pre-development rates so you don't worsen downstream flood behaviour. SEQ councils require it for most developments that increase impervious area. We design tank or basin storage to council OSD codes (BCC, Logan, Ipswich, Gold Coast all publish their own) and certify it for compliance.
What is MUSIC modelling?
MUSIC (Model for Urban Stormwater Improvement Conceptualisation) is the standard tool for demonstrating your development meets state and council water-quality targets — typically reductions in TSS, TP, TN, and gross pollutants. We build the MUSIC model, design the treatment train (bioretention, swales, GPTs), and deliver the report your DA needs.
