When do I need a flood engineer for my property?
Whenever a council flood overlay applies to your site and you're proposing a build, a subdivision, or a DA. Insurance disputes, pre-purchase due diligence, and operational works approvals where overland flow paths cross the site are also common triggers. What's the difference between a Flood Impact Assessment and a Flood Study?
A Flood Impact Assessment (FIA) addresses one site — typically demonstrating no worsening of flood behaviour off-site for a development application. A Flood Study is broader: it models the catchment to derive design flood levels, often as background for council planning scheme work. CWD does both, with the same TUFLOW toolkit and the same RPEQ certification.
Do you use council flood mapping as-is, or do you re-model?
We start with the council mapping (Brisbane City Council, Logan, Ipswich, Gold Coast — whichever applies) and interrogate it for relevance to your site. If the site is small and the mapping clearly applies, we use it. If the site is complex, the mapping is coarse, or the proposal could trigger no-worsening concerns, we build a site-specific TUFLOW model.
How quickly can you turn around a flood report?
A standard Flood Impact Assessment for a single lot is typically 1–3 weeks from instruction depending on whether new modelling is required.
